Cara menghitung BPHTB adalah sebagai berikut : BPHTB = (Harga Jual – Faktor Tidak Kena Pajak*) x 5% &lt;/li&gt;&lt;/ul&gt;          )* Faktor Tidak Kena Pajak di setiap daerah berbeda.&lt;br /&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;Pph Final (Pajak Penghasilan Bersifat Final) Pph Final akan dikenakan kepada Penjual apabila Penjual adalah perseorangan atau Sertifikat Hak Milik (SHM).Untuk Penjual adalah Perusahaan atau Sertifikat Hak Guna Bangunan (SHGB), maka tidak dikenakan Pph Final. Pph Final hanya akan dikenakan apabila nilai transaksi jual beli lebih dari Rp. 59.999.999,99 (lima puluh juta sembilan ratus sembilan puluh sembilan ribu sembilan ratus sembilan puluh sembilan koma sembilan puluh sembilan rupiah). Sama dengan BPHTB, Pph Final dibayarkan ketika terjadi peralihan hak atau penandatanganan Akta Jual Beli di Notaris/Pejabat Pembuat Akta Tanah (PPAT). Pembayaran dapat dilakukan di Bank yang ditunjuk sebagai tempat pembayaran pajak dan dilaporkan ke Kantor Pelayanan Pajak setempat. Cara menghitung Pph Final adalah sebagai berikut : Pph Final = Harga Jual x 5%&lt;br /&gt;&lt;/li&gt;&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;PPN (Pajak Pertambahan Nilai) PPN akan dikenakan kepada Pembeli, dipungut oleh Penjual dengan catatan Penjual adalah Pengusaha Kena Pajak (PKP) dan atau penghasilan dari penjualan properti melebihi Rp. 600.000.000,00 (enam ratus juta rupiah) per tahun. Properti yang disewakan maka pendapatannya diperoleh dari pendapatan sewa&lt;br /&gt;3. Mudah Dibeli dan Dijual Mudah sulitnya suatu investasi untuk dibeli atau dijual ditinjau dari segi biaya, waktu dan prosedurnya. Persayaratan detail seperti perjanjian jual beli, jasa notaris/ PPAT, pemasangan iklan dan pajak properti perlu diperhatikan.&lt;br /&gt;4. Dapat dipecah dalam unit kecil-kecil Biasanya investasi yang memerlukan modal kecil, relatif lebih mudah dijual. Bayangkan jika kita memiliki rumah yang besar akan tetapi kondisi rumah yang tidak sehat, atap bocor, kotor dan lain – lain, berarti dalam keaadaan demikian merupakan kondisi rumah yang tidak sehat. Sebaliknya sebagai contoh adalah jika kita memiliki rumah yang kecil bahkan sangat kecil akan tetapi bersih, tertata rapi, ventilasi udara yang bagus, dan lingkungan yang ramah maka dalam hal ini merupakan kondisi rumah yang sehat. Tetapi dalam angan – angan kita selalu berharap memiliki rumah yang besar, nyaman dan sehat.&lt;br /&gt;Kita perlu berhati – hati dalam memilih rumah, kita semua pasti menginginkan rumah yang sempurna, dengan dana yang minim kita selalu berusaha mencari rumah yang sempurna. Maka untuk itu perlu adanya suatu patokan – patokan tertentu ketika kita ingin membeli rumah, Banyak juga diantara kita selalu berpikir asal dapat rumah, ada tipe – tipe yang tidak terlalu pemilih akan tetapi disarankan dalam pemilihan rumah juga memperhitungkan masa depan. Bagaimana jika kita membeli rumah di lingkungan yang tidak mendukung perkembangan kepribadian anak – anak kita? Tentu saja lingkungan akan selalu mempengaruhi kita dan keluarga kita. Dan apa jadinya karena lokasi yang tidak bagus suatu saat rumah juga sukar laku dijual? Akhirnya terjual tidak sesuai harapan kita. Akhirnya kembali ke kita lagi, bagaimana dulu kita memilihnya? Untuk menghindari hal – hal demikian maka disarankan untuk mempertimbangkan hal – hal atau beberapa saran ketika kita ingin membeli rumah. Diantaranya:&lt;br /&gt;&lt;strong&gt;1. Membeli Rumah Untuk Tempat Tinggal Menetap Yang Aman,&lt;/strong&gt; dalam keaadaan ketika kita ingin memiliki rumah untuk tinggal menetap maka hal – hal yang perlu diperhatikan antara lain,&lt;br /&gt;&lt;/span&gt;&lt;blockquote&gt;&lt;span style="font-size:130%;"&gt;• Keadaan lingkungan, apakah keaadaan lingkungan masyarakatnya ramah, tenang, aman, udara yang segar, bebas polusi dan bebas banjir.&lt;br /&gt;• Keadaan Bangunan, apakah keaadaan rumah layak untuk dihuni, jika tidak layak apakah menguntungkan jika diperbaiki.    &lt;br /&gt;• Fasilitas, apakah fasilitas yang tersedia sudah layak, seperti air, listrik, telepon rumah.    &lt;br /&gt;&lt;/span&gt;&lt;/blockquote&gt;&lt;span style="font-size:130%;"&gt;&lt;strong&gt;2. Membeli Rumah Untuk Tempat Tinggal Dan Usaha,&lt;/strong&gt; dalam kategori ini kita ingin membeli rumah juga untuk ditempati dan juga sebagai tempat membuka usaha seperti toko atau counter. Maka kita juga perlu memperhatikan hal – hal ini:&lt;br /&gt;&lt;/span&gt;&lt;blockquote&gt;&lt;span style="font-size:130%;"&gt;• Lokasi Rumah, apakah lokasi rumah tsb terletak di lokasi yang strategis untuk usaha, jika tidak strategis berarti tidak cocok untuk dalam kategori ini. Strategis sendiri bisa di contohkan seperti lokasi di pinggir jalan besar, di pinggir jalan perkampungan dan contoh lainnya.&lt;br /&gt;• Keadaan Bangunan, apakah keaadaan rumah layak untuk dihuni untuk dibuat tempat usaha, dan pemandangannya apakah sudah menarik.    &lt;br /&gt;• Fasilitas, apakah fasilitas yang tersedia sudah layak, seperti air, listrik, telepon rumah.    &lt;br /&gt;&lt;/span&gt;&lt;/blockquote&gt;&lt;span style="font-size:130%;"&gt;&lt;strong&gt;3. Membeli Rumah Untuk Investasi,&lt;/strong&gt; Dalam kategori ini kita juga harus mempertimbangkan kategori 1 dan 2 diatas. Kita tidak boleh asal – asalan memilih, karena rumah yang akan kita beli untuk investasi siapa tau suatu saat juga akan kita tempati bahkan untuk kita gunakan membuat usaha atau bahkan Kita jual lagi ke orang lain.
